5,000sf Addition for Lynden Air Cargo Maintenance Building

Designed by Lawrence Peek Architects, the Swan Bay Maintenance Addition is located within the security perimeter of the Ted Stevens International Airport on South Airpark Place. Airport projects require the need for security monitoring, security badging, and detailed safety procedures.

In addition to the natural challenges of winter construction, the project site was limited to a 20' buffer around the building perimeter.

The scope of work included removing the existing warehouse roof and re-roofing with the same panels used on the new building. During removal of the existing roof it was discovered that no insulation was in the roof structure. Benchmark simplified the interior wall design netting a savings of close to $14,000 which was used to offset the added $15,000 roof insulation system. This on the spot value engineering idea provided the building with a R-39 insulated roof for a total of $1,000.

The 5,000sf warehouse addition includes a 40' floor trench, radiant heat slab, overhead doors, a safety monitoring make-up air system, high bay high efficiency lighting, painted plywood wall pan-els, circulating fans, and fiber optic IT service.

With the Lynden's two C-130 Hercules Aircraft, jobsite cleanliness is a high priority. The project abuts the Airport Ramp which allows the "Hercs" to park within 50' of the new addition. A piece of debris as small as a wallet can be sucked into the turbine engines destroying the $5M engine.
